If you lease a building, and are entitled to do renovations to it in terms of your lease agreement, then for tax purposes you can deduct the cost of these improvements annually spread over the period of the lease (calculated from completion date of renovations). You need to ensure though that the building is used for the production of income in order to qualify for this allowance. If there is an amount stipulated in the lease agreement to be incurred on improvements, the allowance claimed must not exceed this amount.
