I plan on selling a fixed property worth R450 000 for R225 000. How much will the donations tax be?

I plan on selling the property to my sister.

Then the donations tax will be R225 000 less R100 000 which is tax free.

Will the donations tax I need to pay be R125 000? Or 20% of R125 0000, which is R25 000 in total?

It will be 20% of the R125 000 as this is the amount over R100 000 which becomes taxable.
